A favorable credit history and no open bankruptcies.

No previous evictions or unpaid rent.

No felony convictions within the last 6 years.
We follow an occupancy guideline of two people per bedroom plus one additional person, unless local laws require otherwise. If the number of individuals living in the home exceeds these limits during the lease term, you will be asked to choose one of the following options:
All individuals aged 18 or older who will reside in the home must complete an application, go through our screening process, and submit the required documentation. Screening includes providing a valid government-issued photo ID. An application fee is also required, and this fee is non-refundable.


Unless local laws specify otherwise, applicants must have a combined household income of at least three times the monthly rent.

We obtain a credit report for each applicant to verify credit history and assess financial reliability. Your income and verified credit information are evaluated through our screening model to determine rental eligibility and the required security deposit.
Applicants will receive one of two screening outcomes: approval or denial. Factors that may negatively impact eligibility include, but are not limited to, excessive inquiries, collections, foreclosures, charge-offs, repossessions, limited or no credit history, and current delinquencies.
In accordance with applicable laws, debt owed to a previous landlord, any eviction within the past five years, or an open bankruptcy will result in an automatic denial.

Where allowed by applicable law, we conduct a criminal background screening for every applicant and for each occupant aged 18 or older.
Our third-party screening provider evaluates records based on the date the case was decided, regardless of the applicant’s age at the time of the offense.
Applications will be denied for felony convictions that occurred within six years of the application date, subject to local laws and requirements.
Additionally, applications will be denied for felony convictions involving sex-related or terrorism-related offenses, regardless of when the conviction occurred.
Please note that this requirement does not guarantee that current residents or occupants have not been convicted of, or received deferred judgments for, felony or sex-related offenses. Some residents may have been approved before these standards were implemented.
Our ability to review criminal history is also limited to the information provided by our background and credit reporting partners.

We may review rental history as part of our evaluation process when determining whether to approve or deny an application.
In accordance with applicable laws, outstanding debt owed to a previous landlord, any eviction within the past five years, or an open bankruptcy will result in an automatic denial.

We accept guarantors for applicants who do not meet the income requirement or who may otherwise be denied due to credit history.
Please note that a guarantor does not override all application criteria. Only one guarantor is allowed per home. The guarantor must:
• Complete an application and pay the required application fee
• Have a monthly income equal to at least four times the market rent
• Meet all other qualification standards outlined in our requirements
• Sign the lease as a leaseholder
